By using Verity you agree to these terms. We may update them as the service evolves; continued use means you accept the current version.

What Verity is

Verity is a software service that shows published district averages for sale price and rent, taken from official transaction data, next to a figure you enter and the difference between the two. It produces no estimate, opinion or valuation of any individual property: there is no inspection, no review by a licensed valuer, and no model that values a specific home. The figures are for information only, and are not a valuation or appraisal, a mortgage offer, brokerage, or investment, legal or tax advice. Verity is not a licensed real-estate valuer, broker or financial adviser, and does not carry out any activity requiring a licence from the Real Estate General Authority or the Saudi Central Bank. Where you need a formal valuation — for financing, a court matter or a transfer — engage a valuer accredited by the Saudi Authority for Accredited Valuers (Taqeem). We cover Riyadh only, and Saudi Arabia does not release individual deal records, so a figure here describes a district and a property type and never one property.

No warranty

Data can be incomplete or out of date. We show our confidence and the data date so you can judge, but we don't guarantee accuracy. Decisions you make are your own.

Acceptable use

Use the tools for your own property research. Don't scrape, resell, or overload the service. Broker API use is governed by your plan.

Data sources & attribution

Riyadh's district indicators are published by the Real Estate General Authority (REGA), and its district sale history comes from Ministry of Justice deed records; both reach us through the Saudi open-data portal and are used under the Saudi Open Data Licence (https://open.data.gov.sa/en/pages/policies/license).

Data sources and licence

Content on this site was obtained from the following datasets, and each is available under the Saudi Open Data License:

  • Rental indicators by district and city, Riyadh — Real Estate General Authority (REGA). the published average rent for a district and property type, and the rent side of the yield.
  • Real-estate sale indicators, Riyadh — Real Estate General Authority (REGA). the published average sale price per m² for a district and property type, and the city-wide figure shown as background where a district has too little evidence to judge against.
  • Real-estate sale transactions by district, Riyadh — Ministry of Justice. the district-wide sale history and the spread behind it, shown as context and never as a benchmark.
