Where the data comes from
Every valuation is trained only on sale deals registered at the Dubai Land Department, plus real Ejari rental contracts for rent estimates. We don't invent comparables or rehost listing photos.
How the estimate is built
We model the price per square metre from recent comparable deals in the same area, adjusted for bedrooms, size, and whether it's off-plan or freehold. The result is shown as a range, with a confidence rating based on how many similar deals we found.
How fresh it is
Deal data refreshes from the Land Department regularly, and every result shows the date it's current to. When the data is getting old, we flag it on the result itself.
Asking prices vs our estimate
When you paste a listing or enter an asking price, we compare it to our estimate and show the gap. The asking price comes from the listing you gave us, not from us, so we keep the two clearly apart.
Where it stops
This is an automated estimate, not a certified RERA valuation or investment advice. We value homes (apartments, villas, townhouses); land and commercial property aren't covered. Areas with too few registered deals aren't scored, and we tell you so rather than guess.
